-- home reserve study board of directors contact us documents meeting minutes gallery links/referrals about us stop……and slow down school is now in session!!!!! please be careful when driving around shadow run. there are many children going to and from school as well as playing with friends on the weekends. please make sure you are stopping at all posted stop signs. safety first ————————————————– trees on ely: update!!! phase 2 of tree removal is now completed. we did not expect for the trees on ely to be removed this year, however the pud contacted the board once again. the pud has money left in their budget to remove the remaining overgrown trees located all along ely. the board has voted to take this opportunity to save thousands of dollars and have the trees removed now. why now????…….budgets can change yearly. the pud may not have extra money in their budgets next year, or the following year to offer this deal again. after the trees are removed the board will create a plan for replanting. you are welcome to attend our monthly meetings to help us create the plan that will again beautify the perimeter of our community. the plans must be approved by the city of kennewick, as well as the benton pud arborist before we are able to replant. we will try to re-plant as quickly as possible. however, we must also keep our yearly budget in mind, as to not over-spend. trees on 36th as our neighborhood ages so do the trees. although our trees along 36th and ely are beautiful, they have grown to be quite large and are entangled yearly in the power lines that go through them. we have had serious issues with diseases in the past few years causing us to remove, and replace 13 trees on ely. currently we have several that are diseased and will require removal in the next few years. the board was recently approached by the benton pud arborist about removing the trees completely, and replacing them with more appropriate sized trees (that would not reach the power lines). the pud offered to pay for the cost of removing the trees (which would cost thousands upon thousands for us to remove) with the provision that we would grind the stumps, and replace with a different variety of tree. ***************************************************************************** assessment increase in 2019 how much????.. ……. assessments will increase on january 1, 2019 to $330.00 per year. we will continue to bill semi-annualy at $165.00 per billing cycle. the late fee will increase to $41.25. please make sure your assessment is paid on time to avoid this late fee. late fees are assessed if any assessment or installment is unpaid for 15 days after the due date. you will also incur interest at the rate of 12% per annum from the due date until paid in full. if you participate in auto bill pay with your bank the board recommends you make your payment date the 15th of the month. just in case there is a mix-up with the auto pay you still have 15 days to make sure you have paid your assessment before incurring a late fee. if you would like to set up auto-bill pay with your bank please have them include your name and address on the check and mail to: shadow run hoa po box 6388 kennewick, wa 99336 how is your assessment calculated????. ………… each year board members meet (and you too are certainly invited) to create a budget for the following year. the current year costs are taken into consideration, while trying to project for the following year. some line items are decreased, others increased, and some line items may be deleted if goods or services are not projected to be needed for the following year. once a total dollar amount is generated the number is divided by the number of homes (197), and that will be our yearly assessment amount. why an increase????????. ………………. please click on the “reserve study” tab located at the top of this page. familiarize yourself with the reserve study as this is a very important line item when considering our assessment rates. the purpose of being “fully funded” (based on the reserve study) is to avoid a special assessment. the board voted this year to up the amount we are contributing to the reserve fund from $550.00 per month to $600.00 per month in order to make sure we are continuing to reach our goal of being fully funded. in addition, we all know that the price of goods and services is always increasing. in order to accommodate this increase we must divide this increase between all homeowners. do we budget for bad debt?????
